In conjunction with the San Diego Housing Commission, Tesoro Grove was a family apartment unit community developed with 106 units. The team worked closely with Studio E Architects to create a low income housing development that offered an up-scale fee. The site is located at an irregularly shaped parcel beside Interstate 5 freeway. Due to this condition. The site plan contains a walk-able family neighborhood with open space and building orientation which helps mitigate nearly all of the noise generated by the adjacent freeway. Site amenities include a community room, a tot lot, large lawn area and pool. In addition, a public pocket park at the site entry, and restoration of an adjacent creek, were provided for the residents and the surrounding community. Private entrances to units, paved walkways, and landscaped courtyards added community cohesiveness to the modern buildings. Large, mature palms were used as entry feature focal points to provide interest to the units surrounding them.
